Renting an apartment in Russia: step by step

Renting an apartment in Russia, especially in Moscow and St. Petersburg, is a budget alternative of living in a hotel. The market of apartments for rent is very rich in various offers in both Russian capitals. The variety of the prices is considerable and even disorients at the first. But nevertheless it is possible, and you can do it promptly. Like everywhere all over the world, you find a flat which passes to you, command some renting agency’s services or contact the owner directly at your own risk and peril and conclude a rental agreement.


Find a flat
First of all, you should find your position towards the district within the city, where you want to rent a flat. The districts of Moscow and St. Petersburg differ in the distance from the centre of the city, in the walking ability of the metro stations, variety of the means of transport, in the people living there: the district on the outskirts can be quiet one or a rough part of town. The prices depend mainly on these factors. Sometimes the flat costs more because of the expensive remodeling made recently or household appliances. Sometimes the price is leveled up at random regardless to the quality of the apartment. You should take it into account and look at the photos of the flat, usually provided on the site. The best thing is to visit the flat and see everything with your own eyes.


Agency
Commanding services of the renting agencies lets to minimize your efforts. Of course, this service costs money, usually it is comparable with the price of the monthly payment for the apartment. The apartments provided by the renting agencies are not more expensive than those ones which were rented directly. The agencies are interested in the finding the apartment dweller as fast as it is possible. You can rent your apartment in the same day, using the agency.


Host
You can connect the owner directly, but this way of renting is becoming an exotic one, of course, if the owner is not acquainted with you or is a friend of your friend or something like that. The owners do not want to risk and to spend their time, so they also use the services of the agencies. Sometimes they are afraid of the apartment dwellers, which can be potentially dangerous.


Rental agreement
Rental agreement is a necessary part of the deal. You should read it attentively before signing. It must contain all the necessary data of the Landlord (the owner) and the tenant (yours); all the terms should be clearly-worded. It would be great, if the Landlord provides the document confirming his real estate right of possession. A little more


Not useless details

There are also some details which should be taken into account. First of all, the tenants with pets or/and small children, the seniors, the couples consisting of two young men are unwanted ones. Secondly, utility payments can be included into your monthly payments or not. You should specify it. Usually it is not included, and utility payments are your duty. So, in fact you spend a little more money renting an apartment than the sum of the rent on its own is. Thirdly, you should take in account, that the August and September are the worst months for renting, because the students come after the summer vacations and begin solving the same problem. Finally, if you have found a flat and you like it, and the rental agreement is OK, hurry up and sign it. If you would deliberate, the apartment can find its new tenant in a couple of hours.
